Circularity and Climate Action
At Triginta, sustainability is not an afterthought—it is embedded in our core operations. Our development approach is inherently circular: we redevelop existing buildings, preserving 80–90% of their original structure. This significantly reduces the need for new materials, thereby lowering embodied carbon emissions. We employ Life Cycle Assessments (LCA) to quantify this impact and prioritise the use of recycled, bio-based, and circular materials to further minimise our carbon footprint. Our goal is to achieve net-positive embodied carbon outcomes.
To enhance our environmental performance, we are exploring methods to calculate the avoided resource use—measuring the kilograms of virgin materials not extracted due to our redevelopment practices. This metric will complement our existing KPIs and provide deeper insights into our resource efficiency.
In both our investments and developments, we are committed to Climate Mitigation. We have integrated an Energy Management System (EMS) across all assets to monitor electricity, gas, heat, and water consumption. This system enables us to identify and implement first-line savings without significant capital expenditure. Issues like water leaks or standby energy consumption are promptly addressed, often before they become apparent through standard billing cycles.
All our investments undergo Energy Audits conducted by experts who assess technical building information and perform on-site evaluations. These audits result in tailored energy optimisation plans, which are tracked via our EMS to ensure that predicted savings are realised. We also utilise the Carbon Risk Real Estate Monitor (CRREM) methodology to assess whether our assets meet European sustainability standards. By aligning our energy consumption data with CRREM trajectories, we ensure that our buildings remain future-proof.
Our EMS provides the necessary data to report according to the Greenhouse Gas Protocol (GHG Protocol). In collaboration with Futureproofed, we convert this data into accurate CO₂ emission figures. Additionally, we are committed to offsetting 50% of our CO₂ emissions through social projects like Ethiotrees, reinforcing our dedication to achieving net-zero targets.
Climate Adaptation is equally vital. Through our partnership with Bitagreen, we conduct comprehensive Climate Risk Assessments on all investments and developments. These assessments evaluate parameters such as overheating, flooding, and biodiversity impact, using data from various platforms and aligning with different climate scenarios. Initial assessments have been completed for existing properties, and we are now determining interventions necessary to mitigate identified risks.
